These days it might seem that staging a home is a natural part of the selling process but it should not be taken for granted. Does it make a big difference in saleability and an increase in your net proceeds to Stage? The answer to that question is a resounding YES!
By staging a home we create a series of impressions throughout the home that potential buyer’s fall in love with and allowing them to become emotionally attached to the home. The home is shown in its best possible light really nailing that first impression to the core and that can make all the difference.
According to the US National Association of Realtors (NAR), 81% of Buyer’s felt that staging helps them imagine the property as their future home yet only 31% of all Realtor’s stage all their listings. Imagine the time wasted and money left off the table by doing less than the best possible job for their clients. Only 52% of Realtor’s stage all their listings all the time so vetting and finding the best agent who will maximize your net proceeds is worth the effort for the extra time saved and extra bucks in your pocket. Imagine getting a deal on commission thinking you are saving a buck to learn after you hired one of the 11% who never stage their listings and that a well prepared house the exact same as yours sold for significantly more and faster because it showed so much better.
Ironically 96% of NAR buyer’s agents agree that homes that are staged have a definite positive effect on how their Buyer’s viewed the home. What rooms are paramount? The Living/Dining Room, Kitchen, Master Bed/Bathroom and Main Bathroom are the key rooms but the whole home should be decluttered and good egress ensured throughout the home with those key rooms painted in line with the most appealing colours of the day commensurate with the theme of the home.
